United States Post OfficeAntares Station, Colorado Springs, ColoradoFacility Condition AssessmentThe U.S. Postal Service sought a comprehensive facility assessment for one of their main stations that was badly outdated and in need of upgrades. During this contract the F&D team found that the 20,000 SF building had extensive problems both inside and onthe exterior,including numerous life safety code concerns.
The purpose of the Physical Condition Survey was to evaluate the building’s structural condition, the performance of the building systems, code compliance items, and to comment on the overall aesthetics and energy attributes of the building. Our inspection team then prepareda capital expense budget with line items for observed deficient conditions, and for elements of the facility which have exceeded their Estimated Useful Lives (EULs).
F&D’s final report included the overall condition of the facility, including but not limited to, information regarding the manufacturer, model and serial number of all equipment. Additionally, the report listed immediate needs, replacement cost index and a 20 year capital plan for the maintenance and costs.
