Facility Condition Assessments

A facility condition assessment (FCA) benchmarks the physical condition of a structure and provides estimates of condition, deferred maintenance and future capital costs. An FCA consists of a site walk-thru and survey, interviews with the facility managers and others familiar with the property. The results are presented to the client in a Facility Condition Report (FCR) and include, among other things, an assessment of the property’s general physical condition and deferred maintenance status; an estimation of the remaining useful life of the components, recommendations for repair of items important to the property’s current operation and probable costs to remedy observed or predicted deficiencies.

Municipalities, banks, lenders, bond holders, purchasers, equity investors and sellers routinely rely on a facility condition inspection and report for a variety of reasons. This would include the sale or purchase of a building, capital financial planning for maintenance, repairs, renovations, or additions – or to simply improve the use of space and functionality.
